Welcome to your home away from home in the scenic Adirondacks! We are buzzing with excitement to have you as our guest here in Hope, NY, nestled along the picturesque Sacandaga River.
The Adirondacks are home to a diverse ecosystem of insects and animals. From buzzing bees to curious critters, these creatures are an integral part of our natural environment. While encounters with wildlife can be exciting or a nuisance, it's crucial to be respectful and plan accordingly. Bring plenty of bug spray, secure your food and trash, observe from a distance, and leave no trace.
General Information:
WiFi (High-Speed Fiber)
There is limited mobile service throughout the ADK Park but we’ve found the best spot on the property is at the beginning of Bogle Road. We suggest (in case of emergency) that you turn on the WiFi calling feature on your cellular phone.
Access code: A unique 4 digit code will be sent the day before your arrival. It will only be active during your stay.
To Lock: From the outside, press the Home logo and enter your access code (sent separately). From the inside, turn the thumbturn to lock or unlock.
To Unlock: From the outside, press the Home logo. From the inside, turn the thumbturn to lock or unlock.

Cancellation Policy:
You'll get a full refund if you cancel 30 or more days before Check In. If you cancel between 7 and 30 days before Check In, You'll receive a 50% refund. If you cancel less than 7 days before Check In, there is no refund. However, if you cancel and we are able to get your dates booked for the same base rate, we will provide a refund. If we can provide a partial discount for partial dates rebooked, we will.
Hive Rules:
Only registered guests are permitted on the property
No eating or drinking in the bedrooms (water is ok, of course!)
Do not to block the path located on the left side of the driveway. It is a deeded access that the neighbor occasionally uses as a secondary passageway
No smoking is permitted indoors. If you smoke, CYOB (Clean Your Own Butts)
The property is on septic. Flush only toilet paper. Don’t pour grease/oil or coffee grounds down the drains
Fire Safety. Fires are only permitted in the dedicated ring by the river and must be monitored by an adult at all times. It is your responsibility to make sure that there is not a burn ban in place. Fires must also be extinguished entirely. Please use only local firewood as to not introduce non-native species and disease. We do not provide firewood but it is widely available by local sellers.
Do not access areas that are clearly not set up for guest use, including the supply closet in the S’more & Campfire bedroom.
We love your sunless tanner but our linens don’t. BYO sheets/towels if you’re golden!
Exterior stone stairs on the left side of the house are off limits (pending repair)
No parties or events. Please be respectful of our neighbors’ enjoyment of their homes by keeping noise/music down, especially between sunset and sunrise.
6 vehicles are permitted; 4 if you bring a boat trailer
It is highly recommended that anyone who is near or is accessing the river, use a life jacket. It is required if you are using the provided kayak.
Hot Tub Rules:
Every person must shower before entering and wipe off any dirt immediately before entry
Maximum occupancy is 6 persons
Pets are not permitted in the hot tub under any circumstances
Do not use or bring glass into or near the hot tub
Do not add water. We have well water which has special requirements. Additionally, it may throw off the chemicals which can breed bacteria causing health and safety concerns
Electronic devices must be kept at least at least 6 feet from the hot tub
Do not use under the influences of any substances including alcohol, medications, or drugs
Confer with a medical doctor before entering to determine your specific safety risks especially regarding children, elderly or disabled persons, pregnant women, or if you have any medical conditions
Anyone under the age of 18 must be supervised at all times
When not in use, put the cover on and turn off the jets
Do not enter if the temperature is over 104 degrees Fahrenheit
Do not use soaps or oils in the hot tub
Limit your soak time to 15 minutes and cool down before reentry
Notify your hosts immediately if there are any issues regarding the hot tub
Pet Rules:
No more than 3 pets are allowed; they must be pre-registered
All pets must be up-to-date on their vaccinations & flea prevention medication
Use a pet blanket on furniture
Follow all laws and regulations including but not limited to leash laws
Do not leave pets unattended for any length of time and provide adequate food and water. We don’t tolerate any neglect of our beloved furry friends
Clean up after your pet. The cleaning fee does not apply to pet waste. There will be a fine for any and all pet-bombs left in the yard or fenced in area
All pet waste baggies must be in a sealed garbage bag and not placed directly into the trash can
You are responsible for any and all damage, including but not limited to, odors and stains
Hive Quirks:
Stove: Some of the stove burners aren’t working (pending repair)
Freezer is a sub-zero unit. Once it is closed, it will not be able to reopen for approximately 30-60 seconds. Please do not try to force it open
Porch gaps are larger than ideal. Proceed with extreme caution while using (pending replacement)
Fireplace: Press pilot light until it stays solid, Rotate and turn on gas
Nest Thermostat: Please feel free to make yourself comfortable. To change the temperature, run your finger along the right side of the thermostat
Upon Departure:
Put dirty dishes in the dishwasher, and run
Please put all trash in sealed bags and place in the canisters located outside near the front entry door. Please no loose trash!
Leave all slept-in beds unmade
Tidying up is always appreciated!
Double check that you packed all of your personal belongings
If you brought pets, check for pet waste to avoid additional fines
Turn the hot tub temperature to 95 degrees and make sure jets are off
Notify us of any damage, issues with the property or areas that would benefit from extra cleaning or attention*
Make sure lights and appliances are turned off
Lock up and secure all doors and windows
*Special Note: We understand that mistakes happen! Spills, damage, watermarks, etc. We have some handy hacks to remedy most situations. Occasionally, we do have to charge for these incidents but only when absolutely necessary. However, if you notify us of any issues immediately, we will deduct 15% off any additional fees in gratitude for your honesty. Please, pretty please, don’t make us play “find the smell.”
